What's Next?
In this mini course we have covered five strategies.
The first strategy we investigated was the buy and hold strategy. This is where you buy a property and hold on long term to make your wealth through capital growth. This is suited to patient investors as it can take a while to wait for the capital growth to increase.
The second strategy we discovered was the renovate to sell strategy. In this strategy you manufacture capital growth by buying a property and renovating it to sell for a profit. This strategy is suited to people that are imaginative, creative, organised and preferably skilled in trade.
The rent a room strategy was our third strategy. This strategy is aimed at creating cash flow by renting a room within your house to either a long term tenant like a housemate or on a short term basis via listing it on a site like AirBnB. This strategy is suited to people that have a spare room available. It also helps if you love meeting new people and are generally tidy and clean.
The fourth strategy we investigated was land banking. In this strategy you buy land and wait for the demand to increase. You then sell at a profit. This could be completed on a small scale with an individual block of land or on a large scale with numerous hectares. This strategy is suited to people with a lot of time, but don’t want to maintain a house. It is also more successful if you have cash to purchase the property outright.
Real Estate Investment Trusts or REITs was the fifth strategy we discovered.. This is where you can invest in a trust listed on a stock exchange that invests in property. You make your millions by the REIT increasing overtime. REITs can be helpful to those that have limited capital to invest. You also need to be able to handle the ups and downs of the REIT since you can see the price constantly on the stock exchange.
